1. Who We Are
Roethel Real Estate is a family-owned real estate team based in the greater Richmond, Virginia area, operating under Roethel Real Estate, LLC. Our licensed agents — Bryan Roethel and Christine Roethel — are licensed in the Commonwealth of Virginia and work under the sponsorship of Keeton & Co. Real Estate, our brokerage. All real estate brokerage services are provided by licensed agents under Keeton & Co. Real Estate in accordance with Virginia real estate law.
2. Acceptance of These Terms
By accessing or using this website, you confirm that you are at least 18 years old (or the age of majority in your jurisdiction) and that you accept these Terms along with our Privacy Policy. If you don't agree, please don't use the site.
3. No Agency Relationship Until Agreed in Writing
Submitting a form, signing up for updates, or sending us a message doesn't create an agency relationship between you and Roethel Real Estate. A brokerage or agency relationship is only created when you and a licensed agent sign a written representation agreement (such as a Buyer Representation Agreement or Listing Agreement) that complies with Virginia law.
4. Property Information and MLS Data
Property listings, photos, descriptions, prices, square footage, lot sizes, school assignments, tax information, and other details displayed on this site come from a mix of sources — including the Multiple Listing Service (MLS), public records, third-party data providers, and seller-supplied information.
We do our best to keep information accurate and current, but:
- Listings can change or be removed at any time without notice
- Pricing, status (active, pending, sold), and availability are not guaranteed
- Square footage, lot dimensions, school zones, taxes, and HOA details should be independently verified
- Property condition, age of systems, and any features represented should be confirmed through inspection

5. Not Legal, Financial, Tax, or Investment Advice

6. Home Valuations and Market Estimates
If you use our home valuation tool or request a market estimate, the number you receive is an estimate based on available data — not a formal appraisal. Real value is determined by a licensed appraiser, the market, and the specific condition of your home. Treat any estimate as a starting point for a conversation, not a guaranteed sale price.

8. Acceptable Use

You may view, print, or share content from this site for your personal, non-commercial use — for example, sharing a listing with a family member or printing a neighborhood guide to read later. Any other use (republishing, commercial use, training AI models, building a competing service, etc.) requires our written permission.
MLS photos and listing data are subject to additional restrictions imposed by the MLS and listing brokerages.
10. User Submissions
When you send us property details, photos, messages, or other content through the site, you grant Roethel Real Estate a non-exclusive, royalty-free license to use that content for the purpose of providing you the services you've requested (for example, marketing your listing, communicating with you, or fulfilling a transaction). You represent that you have the right to share whatever you submit.
11. Text Messages, Email & Phone Calls
By providing your contact information, you consent to be contacted by Roethel Real Estate as described in our Privacy Policy, including by phone, SMS text message (which may be automated), and email regarding real estate services. Our SMS program sends transactional and informational messages — appointment confirmations, property updates, listing alerts, document requests, and replies to your inquiries.
You can opt out of marketing communications at any time — reply STOP to any text message to unsubscribe, reply HELP for assistance, use the unsubscribe link in emails, or simply tell us during any conversation. For SMS support, contact us at bryan.roethel@keetonco.com. Message frequency varies. Message and data rates may apply. Consent is not a condition of any service. You must be at least 18 years old to opt in.
12. Third-Party Links and Services
This site may link to or embed third-party services — lenders, mortgage calculators, brokerage platforms (like the Keeton & Co. systems and our IDX provider), Google Maps, social media, and others. We don't control these third parties and aren't responsible for their content, privacy practices, accuracy, or availability. Your use of any third-party service is subject to that party's own terms.
13. Disclaimer of Warranties
The site and everything on it are provided "as is" and "as available," without warranties of any kind — express or implied. To the maximum extent allowed by law, we disclaim all warranties, including warranties of merchantability, fitness for a particular purpose, non-infringement, and any warranty that the site will be uninterrupted, error-free, secure, or free of viruses.
We don't warrant the accuracy, completeness, or reliability of any information on the site, including property data, market estimates, or third-party content.
14. Limitation of Liability
To the maximum extent permitted by Virginia law, Roethel Real Estate, LLC, its members, agents, employees, and affiliates will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages arising out of or related to your use of the site or any information provided through it — including lost profits, lost data, lost opportunities, or business interruption — even if we've been advised of the possibility of such damages.
Our total aggregate liability for any claim arising out of or related to the site or these Terms is limited to one hundred U.S. dollars ($100). Some jurisdictions don't allow these limitations, so they may not apply to you in full.
15. Indemnification
You agree to indemnify and hold harmless Roethel Real Estate, LLC, its members, agents, employees, and affiliates from any claims, losses, damages, liabilities, or expenses (including reasonable attorneys' fees) arising out of your use of the site, your violation of these Terms, your violation of any law, or your infringement of any third-party rights.
16. Termination
We reserve the right to suspend or terminate your access to the site at any time, with or without notice, for any reason — including violation of these Terms. Sections that by their nature should survive termination (such as intellectual property, disclaimers, limitation of liability, indemnification, and governing law) will survive.
17. Governing Law & Disputes
These Terms are governed by the laws of the Commonwealth of Virginia, without regard to conflict-of-laws principles. Any dispute arising out of or related to these Terms or your use of the site will be resolved exclusively in the state or federal courts located in Henrico County or the City of Richmond, Virginia. You and Roethel Real Estate consent to the personal jurisdiction of those courts.
Nothing in these Terms limits any non-waivable rights you may have under applicable law, including the Virginia Consumer Protection Act or the Virginia Consumer Data Protection Act.
18. Severability & Entire Agreement
If any provision of these Terms is found unenforceable, the remaining provisions stay in effect. These Terms — together with our Privacy Policy and any separate written agreements you sign with us (like a representation or listing agreement) — make up the entire agreement between you and Roethel Real Estate regarding your use of this site.
19. Changes to These Terms
We may update these Terms from time to time. When we do, we'll update the "Last updated" date at the top of this page. Material changes will be communicated more prominently where appropriate. Your continued use of the site after changes take effect means you accept the updated Terms.
